Low & Moderate Income Rental Programs
Financial Assistance
The Economic Development Division has provided financial assistance to many housing developments in Brea in order to establish rent-restricted programs throughout the city. ALL PROGRAMS ARE FULL TO CAPACITY.  A waiting list has been established for each of these programs, with income and rent guidelines which differ from complex to complex. 

The city maintains the waiting lists for the following apartment complexes:
  • Acacia Apartments
  • Birch Hills Apartments 
  • Birch Street Lofts
  • Birch Terrace Apartments
  • Bonterra Apartment Homes
  • Breal Senior Apartments
  • Imperial Park Apartments
  • Pointe Apartments
  • South Walnut Bungalows
  • Town & Country Apartments
  • Tamarack Pointe Villas

Income Requirements
The maximum allowable income and current rent varies at each of the participating complexes. Although no minimum incomes are listed, if your income is too low, you may not be eligible to rent a particular unit. Most apartments require that your monthly income be two to three times the amount of the monthly rent.

Waiting List
To get your name on the waiting list for any of these complexes, you must complete and return an application to the City of Brea. (If you would prefer to have an application mailed to you, call 714-671-3622.)  Applications are accepted on a continuous basis, but the programs are not first-come, first-served.  New applicants are placed on a waiting list which is prioritized based on a point system.  An applicant's place on the waiting list is dependent upon accumulated points, which are awarded in various categories such as:  Brea residency, Brea employment, military service, disability, etc. 

We cannot provide you with information as to your position on any waiting list. Additionally, we are unable to estimate how long you will be waiting for a unit, as it depends upon where you are on the waiting list when an opening becomes available. THERE ARE NO OPENINGS UNTIL A TENANT WHO IS PARTICIPATING IN A PROGRAM MOVES OUT.

The following complex maintains its own waiting list for the rent-restricted program. You must contact the manager if you wish to be placed on the waiting list:

  • Walnut Village Apartments - 47 very low to low income units, no pets
    620 S. Walnut Ave.
